Merccrem, in a venture with Jarmel Kizel Architects and Engineers, are getting close to breaking ground on a 105 market rate apartments, 5,740 sf of retail and structured parking for approximately
103 cars within the building with additional parking for 29 cars across the street, creating a parking ratio of
1.3 per apartment.
The property is located in a town that was previously profoundly impacted by flooding. However the Army Corps of
Engineers have implemented a flood protection system including: levies, storm gates and pumping systems similar to
those in New Orleans. The project now complete cost approximately $150 Million and was part of a $400 million
basin
wide improvement. FEMA issued new maps to be part of the area protected by the levee system. According to FEMA,
“This area is shown as being protected from the 1% annual chance or greater flood hazard by a levee system”. The
DEP has confirmed that the property is not in a flood zone. The town is now anxious to rebuild and is providing a
friendly environment for developers.
